When I said it in one of the podcasts that it is better to buy a Ready to Move apartment as it is never a costly proposition, as perceived by the home buyers at large. Compared to Under Construction, a Ready to Move apartment is loaded with execution assurance, peace of mind, and almost no additional financial burden. Ever since that I was flooded with very many queries to elaborate on the same. The questions are being raised by not just the critics within the built environment of Indian real estate this time who love to hate my critical take on the sector. Prices of under-construction projects increase 30.6% YoY across top 13 cities: Magicbricks Propindex Report

The report highlights a continued uptrend in aggregate demand across the top 13 cities between January and March 2024, registering a robust growth of 6.9% QoQ. Moreover, after a period of relatively subdued supply, there has been a modest 0.9% QoQ increase this quarter. Despite this, the demand continues to outstrip supply, resulting in a 2.9% QoQ increase in residential prices across these 13 cities. Noida (7.4% QoQ), Greater Noida (7.2% QoQ), and Chennai (5.5% QoQ) recorded the highest appreciation in property prices.

Resale of under-construction needs extra caution

The data available with Track2Realty suggests that more than half of the property transactions in the last three years have been with the under-construction property. However, purchase of under-construction properties is not as simple as it appears from the standpoint of construction timelines. The process needs extra caution from legal standpoint to make sure the second buyer is not caught between the developers’ vague commitments and the first buyers’ exit without the mandatory processes.
