The quest for property has not subsided among the Indians; nor do they have any doubts over the appreciation potential of real asset. They still consider property the tangible asset class that is less prone to market volatility, compared to stock market and other avenues of investment. However, they need a bit of cushioning this festive season to take a plunge into the property market.
In the second edition of evaluating the best practices being followed in the Indian real estate, Bangalore-based Sobha Limited has yet again maintained its leadership position. As a matter of fact, it has improved its performance, compared to first study with Track2Realty best Practices Report 2017.
Young qualified professionals either do not opt for the sector, and even when they do so, they find it hard to continue in a business where the eco system is all about probability and uncertainty; forget about the lack of work culture. And hence, in most of the corporate offices of the developers it is easy to find old and grey-haired people than the vibrancy of the young work force.
The low consumer confidence has been linked as much to peoples’ lack of confidence in their own ability to pay as with the employment uncertainties. Collectively, the buyers’ risk aversion in today’s economy as well as the developers’ unfair business practices have eclipsed real estate like never before.
Track2Realty Public Perception Survey, however, proves these assumptions wrong. More than half of Indians, as many as 54%, track the real estate news, analysis and launches even after they have purchase their house. Even more in number, 58%, monitor real estate sector and developers’ performance along with reputation for future investment purposes.
This may not be music to the ears of the developers who are hoping against the hope that the recent policy changes & reforms would bring the homebuyers back to the market. But the ground reality is that for a vast majority of the Indian homebuyers the measures like demonetization, GST, RERA or Benami Transaction Act are more for academic discussions than making any tangible changes for them on ground.
