Are you serious about Kashmir real estate Mr builder?

I am today seriously wondering whether all the celebrating and self-congratulating developers have indeed got “Exclusive” draft of the policy of land acquisition in Kashmir? Does it include construction facing Dal Lake of Srinagar that is Green Belt? Have they done their business calculations and cost & benefit analysis over there? There are more questions than what the builders could answer at this point of time. But what could be vouchsafed is the fact that all these euphoric overtones are premature. None of the industry voices from the matured sectors with more potential to pull off in the State have displayed this kind of immaturity.

Project-level consolidation on the rise

While consolidation has been an ongoing phenomenon for some time, recent mergers, acquisitions and joint developments are underscoring this trend like never before. The Indian residential sector saw a series of disruptions in the last two to three years, with revolutionary reforms like DeMo, RERA and GST remarkably altering the way real estate business is conducted. A natural by-product of this upheaval was consolidation, with fly-by-night developers completely vanishing and small players merging with big ones.

Jewar International Airport – Revival for Noida and Greater Noida?

Once completed, Jewar International Airport will not only ease traffic at Delhi’s IGI Airport but also create multiple job opportunities and give decent impetus to the property market in Noida, Greater Noida and Yamuna Expressway. These markets have been reeling under tremendous pressure over the last three to four years, and require a fresh injection of opportunity and intent to overcome this slump.

NCR and MMR lead affordable housing in last 5 years

Affordable housing was given the much-coveted infrastructure status, and the very definition of affordable housing has been tweaked to accommodate more inventory under this key category. Moreover, the previously highly speculative markets of NCR and MMR have been tamed and are, in fact, leading the thrust of affordable housing today.

Growing incidence of fires in Mumbai high-rises

It would be pertinent to note that raging infernos spared no one – be it rich or poor, residents of newly-built high-rises or the squalid slums, all fell victim to the scourge of flames which enveloped their structures, turning their cherished homes into death traps.

Is there any hope for Dharavi?

Mumbai’s Dharavi, one of the largest slums in Asia, has been an area of contention for almost two decades now. For all its revelations, the recent blockbuster film ‘Kaala’ only underscored what Mumbaikars, human rights activists, urban planners and real estate developers have known for decades – there is no simple formula for unravelling the complex Dharavi equation.

2017 a defining year; bright prospects in 2018: Jitu Virwani

A year back at the end of 2016, the doom mongers were out in force. In our office sector there were those who were predicting a slump in demand, uncertainty around the new Government in the US, the scare stories around automation and AI, the performance of the top 5 Indian ITeS companies, exaggerations around layoffs and even the dramas of corporate Boards of great Indian technology companies.

Amnesty to builders at what cost & for whose benefit

Contrary to the general perception that the eco system is getting tougher for the builders due to home buyers’ activism, vigilante media and judicial intervention, the facts suggest that the developers have been given too long ropes to cross the bridge over the buyers’ interests. As a matter of fact, there are many instances of amnesty to the developers in the last few years.

Upgrading lifestyle actual luxury across all categories

When you offer a good quality 1 BHK apartment, with a well-planned society, to a slum dweller, you are offering sheer luxury to that person/family. Moving into a proper apartment, in a semi high-rise, for urban-challenged citizens in Mumbai not only means luxury but a life-transforming development.

Redevelopment & luxury housing symbiotic

When one develops a slum, for instance, and even if 20 per cent of land is given for commercial use as incentive in the bargain, it is a deal for the developer. After all, in the space starved city like Mumbai even a small chunk of land in any of the prime location is a rare commodity. The question is if such a business dynamics is a feasible model, why did the developers shied away from making the best of it so far.
