Intrinsic value of a real estate stock subject to interpretation

There is no denying that the real estate stocks have always been high in demand for investors. After all, in a housing deficient country like India it has to constantly grow. Isn’t it? However, what is often intriguing is that some of the real estate stocks have much higher price point, compared to the industry peers with similar fundamentals, including the EPS and PE ratio. This raises a fundamental question as to what determines the price of the real estate stocks.

Why has real estate taken U-Turn with LTCG Tax rollback?

Immediately after the Union Budget 023-24, when Track2Realty had taken a principled position that it is going to hurt the Indian home buyers, many critics & self-proclaimed financial experts had questioned us. They were celebrating LTCG without Indexation and now very same set of people are again glorifying the dual option- with or without Indexation for deals before the Union Budget. How could one argue for both and against the motion? It is like batting for both teams in a game of cricket. Isn’t it?

The report also highlights that Bengaluru has cemented its status as the leader for global capability centres (GCCs), commanding a 41% share in India’s GCC leasing market (from 2022 to Jun’24). Bengaluru’s GCC growth is driven by a combination of factors, including a skilled talent pool, premium Grade-A assets, and a well-developed IT ecosystem. The city’s ease of doing business also contributes significantly, making it an attractive destination for GCCs. Additionally, the scope of scalability in both assets and talent resources further reinforces Bengaluru’s position as a leading commercial hub.

Does diversified portfolio give an edge to realty companies?

Explaining the decent but not impressive quarterly performance, compared to the industry peers, the CEO of a listed real estate developer justified it with heavy concentration in the residential portfolio. According to him, the diversified portfolio of industry peers with income producing commercial spaces gives those companies an edge. More than an answer over his company’s performance, Track2Realty feels the statement raised an all important question: Does diversified portfolio give an edge to realty companies.

It may not be crashlanding but all’s not well for Indian real estate in 2024

At the beginning of 2024, as the Indian real estate stakeholders (self-styled industry experts within the realty media landscape) are yet again influence peddling their bullish narrative, the reality check by Track2Realty clearly finds that the sales growth post-Covid has neither been broad based nor democratic. Real estate is yet again emerging as a parking lot of big money post the pandemic, as visible with the off-take of luxury & super luxury despite the stagnant job growth and wage growth.

K-shape real estate recovery – boon or bane?

Post Covid, the Indian real estate is witness to a K-shape recovery where the listed & larger players are increasing their market share at the cost of smaller ones. Prima facie, what sounds like a market-linked reform, have concerns & repercussions that run much deeper. Is the current criterion of assessing a market with fiscal performance justified? Can only a handful of branded developers be the answer to India’s housing woes, questions Track2Realty.

Is a Bear Market possible in real estate?

Stock market is generally defined as the “Bull market versus ‘Bear Market’. In real estate, the expression has generally been all about ‘Bullish Market’, ‘Upbeat market’, ‘Wait & Watch Market’, and ‘Pessimist Market’. ‘Bear Market’ as a term has generally not been used in the context of the housing market. Track2Realty questions why? Is it because a ‘Bear Market’ is just not possible in real estate? Or is it because real estate as an asset class has an altogether different means of cost & benefit analysis.
