Corona is not publicity tourism Mr Builder

It is in this backdrop that in a typical “Ravi Sinha Uncensored” tone I told a PR girl who called me for one such Press Release by one of the largest developers of Mumbai, “Listen! As a matter of principle I am not carrying any story on food distribution to construction workers. But wait! Please give my feedback to your client, “He or any other builder is not doing any charity; not worth beating its own trumpet. This is a national calamity and you are morally bound to do so. Such Press Releases only make you look really petty. You can weave this info into some other story once the dust settles and everything is normal. But glorifying humanitarian gesture at this point of time is at best Corona Tourism for Publicity which is highly deplorable.”

Average flat sizes shrink 27% since 2014; NCR sees least decline

Among the major factors contributing to the escalating ‘claustrophobia effect’ of shrinking apartment sizes, demand for affordable homes in metros tops the list. Will govt. light Indian housing sector’s festive lamp?

Traditionally, the festive quarter fares better than the previous quarters of the year when it comes to housing sales – the combination of religious sentiment and festive deals and freebies is a potent mix during this part of the year. For instance, Q4 2015 saw 70,000 homes sold in the seven major cities. However, as tempting as it was for developers to believe that this was an unshakeable performance standard, it was certainly shaken just a year later. After demonetization (DeMo) was announced in this critical quarter in 2016, housing sales halved to 32,100 units.

Branded housing share increases to 56% of overall supply

Highly-established developers are known to conduct careful research on their locations and are therefore able to pinpoint the most happening growth corridors. They know what product works best, and where it works best. While end-users are assured that they are buying into a well-researched area, this fact also ‘raises the bottom’ for investors who are looking for the right product to back.

I will sue you; I will silence you

I am also conscious of the fact that no one would dare to file a case. It will only make them a laughing stock and force me to further expose their fault lines and consumer grievances/backlash in the public domain. This is one business where there is always more to conceal than reveal.

IND AS 115 promises best practices in revenue recognition

The real estate has been calculating the revenue on Percentage Completion Method and not Project Completion Method. With the Percentage Completion Method, the developers treated payment received from the home buyers for purchase of flats under construction as turnover of the company and net income generated from such projects was treated as profit.
