Mumbai’s INR 10 crore and above luxury residential units clock highest-ever half-yearly sales of INR 12,300 crore in H1 CY24

INR 3,500+ crore highest-ever recorded sales value in secondary/resale market in Mumbai with growth rate of 37% in H1 CY’24 compared to H1 CY’23. The top luxury micro-markets in Mumbai—Goregaon East, Worli, Mahalakshmi, Prabhadevi, Mumbai Central, Malabar Hill, Bandra West, Lower Parel, Tardeo, Byculla—have contributed to 80% of primary luxury sales by value in H1 CY’24. More than half of homebuyers in the more than INR 10 Crore luxury market belong to the 35-55 age category.

Real estate victim or guilty of snail-paced manufacturing?

The question is what needs to be done. Or in other words, how could real estate consume more out of ‘Make in India’ manufacturing? The question in itself is flawed, if not in sync with the larger eco system issues. Setting up and making a manufacturing unit in India comes with its own challenges. Cheap labour alone would not give India any edge or cost arbitrage over the export items. ‘Make in India’ has to move beyond the rhetoric of nationalism and reforms have to be introduced at each and every level, ranging from lower corporate tax to labour laws and making the country a happy hunting ground for the manufacturers of the world.

SM REIT at a nascent stage of fractional ownership

The Securities Exchange Board of India (SEBI) has introduced amendments to the REIT Regulations 2014, which outlines provisions for the formation of Small and Medium Real Estate Investment Trusts (SM REITs). With this the built environment of the Indian real estate has gone euphoric with the underlying promise to witness windfall into fractional ownership. Will fractional ownership change commercial property market ahead?

Labour shortage a perennial problem of Indian real estate

Ram Kirpal is a construction worker in Noida. However, this daily wage earner is not a regular employee or even contractual worker with any real estate company or contractor. He goes back to his native place, Purnea in Bihar, on each harvest season and agriculture continues to be his main occupation.
