Going online before opening physical stores is ideal

Furniture players are also experimenting with design and interior modelling of homes. Through an online presence and an influencer network, players are investing in this side of the business. As a result, furniture players are not just your simple sofa sellers, they are much more! They now offer new-age designs, suggest home improvement tips by way of customization and site visits by their own ‘design officers’. These specialized services win over the traditional furniture store operators in terms of post-sales services delivery and customer satisfaction.

Sector craving for a regulator which ensures effective delivery mechanism

The real estate sector is ready to have its own regulator. Sector is actually craving for a regulator as we have come to understand that a single window will give us a way forward to growth and customer satisfaction. At this moment we are living in a regime of 40 NOC’s to a project and still no permission to function. It has no meaning and it does not give us the freedom to grow.

Retail leasing expected to be firm in 2024, reaching 6-6.5 mn. sq. ft.

The residential sector is currently undergoing a bullish phase, characterised by a convergence of factors that foster an extremely favourable ecosystem. As we progress into 2024, we anticipate that both sales and new property launches will sustain the sector’s buoyancy. Despite the potential challenges posed by escalating land costs and limited funding options for early-stage projects, the robust underlying market fundamentals are expected to propel residential activity well above the average trend witnessed in the previous five years.

Segment & geography defining consumer confidence: Jitu Virwani

The Indian real estate market is not a single homogenous entity. There are seven major metro markets, each behaving differently, with different supply and demand dynamics. There are many different verticals within real estate – residential, commercial, retail, hospitality – and within those there are segments focused on different customer bases. With so many permutations, there is no ‘one size fits all’ answer. The urban southern markets in commercial office sector, has seen consecutive years of positive sentiment, take up and consequently rental growth.
