In a price-sensitive market like Pune, affordable housing is always in demand. The city’s working and earning middle class is constantly on the lookout for good homes available within their budget. This festive season, the Pune market is showing signs of increased activity as always, but the onus is on homes which fit people’s budgets.
This home buyers’ outburst over the media hype & industry reaction with reference to reduced GST is not an exception. Across the country the home buyers are questioning how the GST reduction has made the houses affordable in the cities where the jobless growth is fast turning into job loss de-growth. This is over and above the fact that the property prices are way beyond the affordability index.

Track2Realty: The reduced apartment sizes in new launches in 2014 have contributed to making prices more affordable. In the over 50,000 mid segment units (1 and 2 BHKs) of newly launched houses across top eight cities in Quarter 1 of 2014, most cities have seen a reduction in sizes of approximately 100 sf. This has led to an average drop of 6 percent in cost of the apartments within these cities, says a report by Cushman & Wakefield.
Track2Realty: Provident Housing Limited, a wholly-owned subsidiary of the Puravankara Projects Limited, is to launch ‘premium affordable’ homes in Coimbatore. The innovative residential project will be located at Selvapuram, Off Perur Main Road, near R S Puram, in the vicinity of the city center.
There are altogether over 6.1 lakh affordable units under construction across the top 7 cities, of which NCR and MMR alone account for nearly 59% – or 3.59 lakh units. These units were launched between 2013 to 2019. Both cities together also have a 57% share (approx. 1.34 lakh units) of the overall unsold stock of 2.34 lakh units in the budget homes category. (Unsold affordable stock consists of both under-construction and ready-to-move homes.)
Construction for 4.9 million units has begun and 2.6 million units of which have been completed. Given the past trend, additional 1.64 million houses are likely to be sanctioned by December 2019, making it highly possible to achieve the 10 million houses target by 2022. Projected subsidy disbursement over next 3 year for the same is projected to INR 1 trillion.
In an effort towards “Homes for All”, the twin projects – adjacent to each other – will feature 1&2BHK homes in the price range of INR 10.99 lakhs – INR 23.71 Lakhs, making it a very attractive proposition for customers. Accommodating 130 and 312 homes respectively, Vaan Megam & Mann Vaasanai offer single and double bedroom homes ranging from 461 sq. ft. to 778 sq. ft super built-up area.
Affordable housing was given the much-coveted infrastructure status, and the very definition of affordable housing has been tweaked to accommodate more inventory under this key category. Moreover, the previously highly speculative markets of NCR and MMR have been tamed and are, in fact, leading the thrust of affordable housing today.
Cash-strapped builders have been hoping for all and any Government interventions which can help boost their sales volumes. This GST cut will provide such a boost, at least in the short-term as more fence-sitters who had been postponing their purchase decisions now have an additional incentive to take the plunge.
