Indian malls neither destination shopping nor hangout zones

These are the findings of a pan-India survey by Track2Realty. The survey was aimed at assessing the track record of the Indian malls in terms of meeting the customer experiences and rating & ranking the best malls in the country. The survey was carried in 20 cities – Delhi, Gurgaon, Noida, Ghaziabad, Chandigarh, Amritsar, Mumbai, Pune, Kolkata, Bhopal, Raipur, Lucknow, Jaipur, Bhubaneswar, Ahmedabad, Bengaluru, Hyderabad, Chennai, Kochi and Coimbatore.

Student Housing to witness investments of over USD 700 million investment & an addition of 0.6 million beds by 2023

According to the report titled “The Herald of a New Chapter: Student Accommodation in India”, the Student Housing/Co-Living space is expected to witness an investment worth USD 700 million and an addition of 0.6 million beds by 2023 across the country. The Student Housing segment is witnessing rapid growth across all the major markets in the country and expected to witness a growth of 36 percent between 2019 to 2023.

Demand from flexible workspace operators to account for about 18-20% of total gross leasing in 2019

About 33% of the occupiers surveyed said they are likely to take up space in a flexible workspace over the next 24 months, primarily for the host of benefits provided. About 45% of occupiers surveyed are uncertain about leasing in flexible workspaces, with the decision hinging on their expansion plans over the next two years. On the other hand, about 22% of the respondents said they are not likely to take up space in flexible workspace centers over the next 24 months.

Project-level consolidation on the rise

While consolidation has been an ongoing phenomenon for some time, recent mergers, acquisitions and joint developments are underscoring this trend like never before. Sobha retains brand leadership; Embassy is the brand performer

In terms of the overall brand gain for the year, Embassy has been way ahead of the competition curve post the REIT listing. Embassy has jumped from its last fiscal ranking at Number 5 to now at Number 2. As a matter of fact, Embassy is just 0.4 brand score behind Sobha Limited. Moreover, Embassy has taken a lead ahead of Sobha in terms of NRI perception. Moving forward, Embassy Group with diversified portfolio could have an edge over Sobha Limited.

They were given a mix of open-ended and close-ended questions to assess their investment choice in the Indian property market. The demand for space was not only led for foreign players, but also home-grown operators who are rushing to capture a pie of this space. The absorption by flexi-operators will pick up pace in the wake of developers jumping onto the bandwagon.
