Over 80% occupiers plan to expand through flex spaces in the next 3-5 years

Location continues to be of significant importance to occupiers, with about 60% respondents considering it as the most important parameter for expansion. Interestingly, while expanding, occupiers are likely to lean towards flex spaces with attractive offerings in central areas as compared to facilities in peripheral areas. Going ahead, about 45% of surveyed occupiers would opt for future expansion through flex spaces in CBD/SBD locations of tier I or tier II cities. In terms of work-place strategy, flex spaces are likley to champion distributed work models. About half of the larger companies including Global Capability Centers (GCCs) and MNCs envisage flex spaces to act as both hub and spoke offices in the next few years.

Occupier interest growing in green office spaces; 75% share in H1 2024

Bengaluru and Mumbai saw the highest leasing in green-certified buildings, accounting for over 50% share in Q2 2024. About 80% of Technology as well as Engineering & Manufacturing firms prefer taking up spaces in green-certified buildings. Majority of the upcoming supply in various construction stages is expected to be green-certified, expanding green office stock to over 600 mn sq ft in next 2-3 years.

Union Budget 2024-25: Removal of indexation benefits with capital gains hurts home buyers’ sentiments

As the Finance Minister Ms Nirmala Sitharaman announced to lower the LTCG (Long Term Capital Gains) from 20% to 12.5%, the stock market took a hit. The analysts across the financial spectrum immediately swung into analysis that the LTCG hike would adversely affect the stock market in the short term but big pocket investors won’t be affected as much as presumed. A section of financial wizards who understand the nuances of personal finance across the asset classes had even bigger a worry – Real Estate. Prima facie what looked like the LTCG being lowered from 20% to now at 12.5%, has in fact hurt the property market the most. Reason: the indexation benefit under Section 48 that is presently available for property, gold, and other unlisted assets have been now proposed to be removed.

DLF is India’s most valuable real estate company with a value of INR 2 lakh crore: GROHE-Hurun India Real Estate 100 Report

DLF has emerged as the top real estate company in the 2024 GROHE-Hurun India Real Estate 100, with a valuation of INR 2,02,140 crore. Following DLF, Macrotech Developers holds the second position with a valuation of INR 1,36,730 crore, and Indian Hotels Company ranks third with INR 79,150 crore. Among the top 10 companies, 60% are headquartered in Mumbai, while two are based in Bengaluru and one each in Gurugram and Ahmedabad.
