Over the last few years, co-working spaces have gained popularity with start-ups, small and medium enterprises (SMEs) and large corporates. Unlike the traditional business centres, co-working offices offer unique amenities such as a gymnasium, spa, a food court, gaming zones, sleeping pods, crèche services etc. These attributes have helped popularize co-working spaces among employees, entrepreneurs and corporates alike.
The CP story is very old, one that spans about 50 years or more. It was NCR’s central business district (CBD). It is still probably the CBD. But office space in CP is stagnated. The new business districts such as Cybercity, GCR, Aerocity and GCE are growing at a rapid pace, meeting an enormous demand for commercial office space. Now, it’s a tale of two cities- Delhi and Gurgaon.
Better returns, a mature and transparent market are some of the factors that have made investors flock to the country’s commercial real estate. With commercial segment remaining the most favoured among all kinds of asset classes, high-net-worth investors and the uber-rich are now looking at pre-leased assets, primarily office assets, with hope.
It was not the magic wand it was hoped to be. However, over the past two years, the Real Estate Regulatory Act (RERA) has brought more sanity – and the return of consumer power – than seemed possible in such a short time. The real estate sector is still struggling with it and the Act is very much work-in-progress in many states, but RERA nevertheless hangs like a sword of Damocles over a previously unregulated industry. Eventual compliance across the board seems inevitable.
While consolidation has been an ongoing phenomenon for some time, recent mergers, acquisitions and joint developments are underscoring this trend like never before. The Indian residential sector saw a series of disruptions in the last two to three years, with revolutionary reforms like DeMo, RERA and GST remarkably altering the way real estate business is conducted. A natural by-product of this upheaval was consolidation, with fly-by-night developers completely vanishing and small players merging with big ones.
Various private equity players are reviewing the holdings of these institutions and we could see a very big portfolio sale transaction in this quarter involving DHFL. However, there is a lot of action in alternative sectors such as co-living and student housing with players such as Stanza Living, Hamstede and Oyo on a signing spree.
Let’s get straight into this question, which has been a concern among all stakeholders – financial planners, property owners, investors and prospective buyers – over the last few years. And only because real estate, particularly residential, did not yield the same returns as it did during its Golden Era of the early 2000s.

Embassy has jumped from its last fiscal ranking at Number 5 to now at Number 2. As a matter of fact, Embassy is just 0.4 brand score behind Sobha Limited. Moreover, Embassy has taken a lead ahead of Sobha in terms of NRI perception. Moving forward, Embassy Group with diversified portfolio could have an edge over Sobha Limited.
Can Indian real estate bridge the gap between the promise and the performance? Can Indian residential market attract as much investment as its commercial real estate? Will the global funds trust the Indian residential real estate? There are more questions than ever and it is time to settle these question marks over the business of real estate.
