India’s Data Centre potential for 5X capacity expansion: Cushman & Wakefield

In a bid to assess whether India’s data centre capacity will meet the nation’s growing digital needs, Cushman & Wakefield has come out with a report, “Is India Building Enough to Power its Digital Transformation?”. The report conservatively estimates the potential data centre capacity India will require to align with other major economies. The findings reveal a potential for an additional 1.7-3.6 GW data centre capacity, over and above the planned development of 2.32 GW Colo capacity, taking the potential of possible data centre capacity to over 5 GW.

India’s Grade A warehousing sector to cross 300 million square feet by 2025: CREDAI-CRE Matrix Report

Owing to rapid industrial growth and the emergence of one of the fastest growing real estate segments in the country, India’s warehousing sector is set to cross the 300 million square feet (MSF) mark by 2025, according to a report jointly launched by CREDAI and CRE Matrix. Currently, the overall Grade A warehousing stock stands at 216.2 MSF. In Q1 CY ’24, India witnessed a 5% increase in rentals – reflecting how India’s warehousing demand continues to surpass supply – with the absorption to supply ratio standing at 1.4 in the quarter.

Puravankara reports highest ever sales of INR 5,914 crore in FY24; revenue up by 61%

For FY24, sales stood at INR 5,914 crores, a staggering 90% Y-o-Y increase. Sales volume increased by 84% to 7.36 mn sq ft with INR 3,609 crores in collections (+60% Y-o-Y). Total revenue increased by 61% Y-o-Y to INR 2,260 crore. Operating cash inflows for FY24 stood at INR 3,948 crores (+41% Y-o-Y), while net operating surplus was INR 513 crores (+598% Y-o-Y). Focused on value creation and future business growth, the company has incurred expenses for marketing and sales to increase pre-sales by 90% and towards General and Administrative (G&A) costs for new acquisitions in new geographies, which is reflected in the P&L.

Nationwide, market rentals across Grade A spaces continued to increase, nearing the INR 100 per square feet milestone, with an 8.7% QoQ increase in Q1 CY 2024. The disparity between market and existing rental rates expanded to approximately 14%, signalling a robust landlord-centric market environment. Specifically, Bengaluru, Pune, and Hyderabad experienced an uptick in rental rates during Q1 CY’24 compared to the preceding quarter.

Booming real estate results in higher recoveries of stressed assets; trend visible in power, other sectors: ASSOCHAM-CRISIL Ratings study

Recoveries in real estate topped the list, followed by the road sector thanks to several policy interventions, turnaround in these industries as also an overall positive macroeconomic. ”Real estate is seen to recover 77-82% of the acquired debt (by asset reconstruction companies) over eight years followed by highway tolling with a recovery of 58-63 per cent,” the study noted.
