Track2Realty Exclusive: We are the first to accept the influence of branding in our lives. Look at the watches we wear, the T shirts we adorn, and of course the cars we buy. Are our decisions not highly influenced by the ‘ brand name ‘? Indeed, it is. Marketing has begun to play an important role in the decision making process of consumers, especially in urban metropolis areas. Moreover this phenomenon is spreading rapidly to the tier II and tier III cities of India as well.
Track2Realty Exclusive: In realty business, brand is an additional value the consumer is prepared to pay compared with an ordinary product yet fulfilling the same purpose. If a brand is not able to offer the consumer better advantage that the competitors, it will turn into a commodity.
Track2Realty Exclusive: Ramnath Naik had gone on a house hunting spree on Ahram Road of Ahmedabad last year. The price was in the range of Rs. 5000-5500 per sq feet and hence out of his budget at that point of time. Now that he has arranged his budget and again went back to check the property prices with the apprehension of again getting disappointed with the perceived hike in price since then, he was pleasantly surprised.
Track2Realty: Sentiment in the Indian occupier and investment real estate markets has been hit on account of deteriorating levels of growth in the economy, continuous fall in the rupee value, high retail inflation and subsequent rise in key policy rates, according to the RICS India Commercial Property Survey Q3 2013.
Track2Realty Exclusive: At a time when the critics of Mumbai real estate were busy with the conspiracy theory and prophets of doomsday were writing the obituary, with the report suggesting the city market sitting over 48 months of inventory lending credence to such conspiracy theory, there has been an under-current in the Mumbai property market where some of the smart developers were devising new strategies to beat the slowdown.
Track2Realty Exclusive: In the beginning of the year 2013 when the property market in Ahmedabad was softening a bit in select pockets, the prophets of doomsday had a free run. Many of them were prophetic to write off the city’s real estate market as simply unaffordable and unsustainable, notwithstanding the fact that the correction in the city real estate prices has been relatively moderate as compared to other cities with similar trends in property market when the sentiments were at peak.
Track2Realty Exclusive: Some of the developers believe that being a responsible corporate entity CSR forms a very important aspect of their day to day functioning. For example, Kamal Khetan, CMD, Sunteck Realty says they have formed Sunteck Foundation that is a dedicated entity which under its umbrella supports various initiatives that lead to social betterment.
Track2Realty Exclusive: As the country faces problems over land acquisition, events around the issue have been tarnishing the image of India’s built environment. Across sectors — real estate, infrastructure and construction events have not been conducive enough to create a good environment for investments. In addition, fragmentation and irregularities within the market, instances of fly-by-night-operators duping the consumers, an absence of regulation over transactions and developers have given a bad name to the environment.
Track2Realty-Agencies: The Securities and Exchange Board of India (SEBI), on Monday, Oct 29, pitched for tax incentives to woo investors into the proposed real estate investment trusts (REITs), which, it was felt, would go a long way in helping cash-strapped companies raise funds.
