Redevelopment & luxury housing symbiotic

When one develops a slum, for instance, and even if 20 per cent of land is given for commercial use as incentive in the bargain, it is a deal for the developer. After all, in the space starved city like Mumbai even a small chunk of land in any of the prime location is a rare commodity. The question is if such a business dynamics is a feasible model, why did the developers shied away from making the best of it so far.

The answer as to whether this is the right time to buy is not a simple yes or no, but it depends on a number of factors like whether a buyer is looking for first or second house, for living or investment, if investment then it is for the long run or short run etc.

Due diligence critical missing link for NRIs

Indian real estate is yet to reach to a level of maturity where there is authentic due diligence that is accepted and honoured as third party and neutral platform for the buyers. Unfortunately, there is a collective conspiracy of silence on part of the developers by dismissing any such platform, as and when any attempt is made. The larger universe of the developers are still not very comfortable with a critical review platform that would rather lend them credibility for the right kind of projects.

Healthcare segment neglected by Indian developers

Mostly as of now only the developers of integrated townships have got into the healthcare investment. The dilemma of whether or not to have healthcare facility in the project also comes with whether the developer should himself get into the operational side of running it or it should be outsourced post the investment.

Policy

Green development policies contradictory

Urban habitation at the cost of environmental concerns have globally been debated and contested. In India the environmental concerns have often stalled big-ticket infrastructure projects and the government also vows its commitment to encourage the eco friendly and sustainable developments. However, some recent decisions have exposed the gap between the lip service of the policy makers and their commitment to the cause of eco friendly and sustainable developments.
