Housing prices in top eight Indian cities saw a steady 3% QoQ growth: CREDAI – Colliers – Liases Foras| Housing Price-Tracker Report Q2 2024

Average housing prices surged 12% YoY; Delhi NCR saw highest YoY growth. Delhi NCR & Bengaluru saw highest quarterly price rise at 16% & 8% respectively. Unsold inventory continued to drop sequentially amid robust demand. Pune saw the highest dip in unsold inventory followed by Ahmedabad and Chennai. Positive home buyer sentiment and steady demand have kept the momentum strong in residential market across major Indian cities. Average housing prices across the top eight Indian cities witnessed a 3% QoQ growth in Q2 2024. Interestingly, quarterly price movements at India level have been almost similar at about 3% for the last four quarters.

Puravankara reports revenue of INR 676 crore for Q1; 100% Y-o-Y growth

India’s Grade A warehousing sector to cross 300 million square feet by 2025: CREDAI-CRE Matrix Report

Owing to rapid industrial growth and the emergence of one of the fastest growing real estate segments in the country, India’s warehousing sector is set to cross the 300 million square feet (MSF) mark by 2025, according to a report jointly launched by CREDAI and CRE Matrix. Currently, the overall Grade A warehousing stock stands at 216.2 MSF. In Q1 CY ’24, India witnessed a 5% increase in rentals – reflecting how India’s warehousing demand continues to surpass supply – with the absorption to supply ratio standing at 1.4 in the quarter.

Puravankara acquires 12.75-acre land parcel in Thane

Puravankara Limited, India’s 5th best real estate brand (as per Track2Realty BrandXReport), has acquired 12.75 acres of land in Patlipada on Ghodbunder Road, Thane, by its wholly-owned subsidiary company, Purva Oak Private Limited. The land has an estimated potential carpet area of 18.20 lakh sq ft and a potential GDV of INR 4,000 crores over the project lifecycle.

Average housing prices across top eight cities increased 10% YoY in Q1, 2024

Of the eight major cities, Pune witnessed the steepest drop in unsold inventory levels. The 10% YoY decline in unsold units, highlights strong housing demand across the city. The reduction in unsold units coincides with a major 13% annual rise in average housing prices. This price growth was driven by substantial launches in the high-end and luxury segments. Key localities like Camp and Baner witnessed significant YoY price increases, ranging between 20-23%.

Nationwide, market rentals across Grade A spaces continued to increase, nearing the INR 100 per square feet milestone, with an 8.7% QoQ increase in Q1 CY 2024. The disparity between market and existing rental rates expanded to approximately 14%, signalling a robust landlord-centric market environment. Specifically, Bengaluru, Pune, and Hyderabad experienced an uptick in rental rates during Q1 CY’24 compared to the preceding quarter.

Has housing price across India surged in the last two years?

Has housing price surged across India in the last two years? A report says it has surged 20% from 2021 to 2023, led by significant growth in demand. As per the Housing Price Tracker Report by CREDAI – Colliers – Liases Foras major cities like Bengaluru, Delhi NCR and Kolkata witnessed about 30% rise in housing prices in two years. Unsold inventory in Delhi NCR dropped the highest during 2021-2023 period, at 19%, followed by Chennai and Pune. Housing prices across top eight cities in India increased 9% YoY in 2023.
