REITs or Real Estate Investment Trusts might be the most debated and expected development in the Indian real estate, but a majority of Indians are yet not convinced how will it operate. Even more in number are questioning the opinion of experts as far as its lucrative ROI (Return on Investment) is concerned. The Indians believe given the market uncertainties REITs won’t be the game changer for the Indian real estate, unless the returns are really tempting.
It is not just the ambiguity around the RERA that makes the Indians feel there is no hope for them. Most of the reform measures have not touched upon the average Indian homebuyers, claim close to three fourth of the buyers, as many as 72%.
The Indians seem to be quite aware of the challenges of mass housing, as is visible with nearly half of the respondent, 48 per cent questioning when land acquisition is going to be tougher how housing for all will be a reality.

Track2Realty Public Perception Survey, however, proves these assumptions wrong. More than half of Indians, as many as 54%, track the real estate news, analysis and launches even after they have purchase their house. Even more in number, 58%, monitor real estate sector and developers’ performance along with reputation for future investment purposes.

RERA is one year old now and already the homebuyers are questioning the legislation, in the absence of any visible changes on the ground. The developers, on the contrary, feel RERA has already identified the challenges and hit the nail. Within the built environment the debate is inconclusive as to what extent RERA has brought in transparency and accountability and to what extent has it enhanced homebuyer confidence.
The choice of high profile NRIs in terms of real estate investment is more of emotional urge to come back to the hometown than the locations that are attractive as job magnets. No wonder, more than three-fourth of NRIs, as many as 78 per cent, wish to invest in their hometown.
