AI & Robotics companies accounted for 21% of Bengaluru’s absorption in Q2 2024, as per Vestian’s quarterly office market report, The Connect Q2 2024. Rapid global advancement of artificial intelligence, combined with a supportive ecosystem, has significantly driven the demand for office space in the city. Overall, IT-ITeS sector, including AI & Robotics, accounted for 69% of the city’s absorption in Q2 2024.

Office sector leads movement: Colliers Q2 2024 APAC Cap Rates Report

In Bangalore, the cap rates for the logistics & warehousing assets continue to remain flat Q-o-Q with significant volume registered in lease transactions. Similarly, rental rates and capital values for Grade A commercial office segment have been flat with no significant change. Though interest rate regime is stable, the impact on the cap rate movement is limited due to transaction volumes and perceived risk not changing much.

65% of office space in India is green-certified: Vestian

Grade A office buildings with a built-up area of less than 5 lakh sq ft account for 47% of the total number of green-certified buildings. On the other hand, office buildings with a built-up area of more than 10 lakh sq ft account for only 19% of the total number of green-certified buildings. Despite this, 90% of the total projects within this category still qualify as green buildings, showcasing a strong focus on sustainability. Notably, green certification is rare in office buildings with a built-up area of less than 1 lakh sq ft. This signifies lower preference for sustainability practices amongst small and medium-scale developers and occupiers.

Warehousing supply in the eight primary markets estimated to grow by 13-14% YoY in FY2025: ICRA

ICRA estimates the industrial and warehouse logistics park (IWLP) supply to grow by 13-14% YoY in FY2025 in the eight primary markets to around 424 million sq. ft. Moreover, the absorption is estimated to increase to 47 million sq. ft. in FY2025 (90% of incremental supply addition) from 37 million sq. ft. in FY2024, supported by strong consumption-led demand. The vacancy in the eight primary markets stood at 10% in FY2024 and is likely to remain at a similar level in FY2025.

USD 2.5 billion institutional investment in Indian real estate touches a 3-year high in Q2, 2024

In contrast, with USD 0.3 billion of investments in office assets, the segment witnessed subdued activity in Q2 2024. Although the annual decline was significant at 83%, the QoQ drop was relatively modest at 41%. The surge in industrial & warehousing, and residential investments resulted in a healthy investment volume of USD 3.5 billion for H1 2024 at an overall level, making up for the slow start in first quarter. Foreign investments remained robust, accounting for 81% of the total inflows in Q2 2024, predominantly led by investors from the US and UAE.

In a bid to assess whether India’s data centre capacity will meet the nation’s growing digital needs, Cushman & Wakefield has come out with a report, “Is India Building Enough to Power its Digital Transformation?”. The report conservatively estimates the potential data centre capacity India will require to align with other major economies. The findings reveal a potential for an additional 1.7-3.6 GW data centre capacity, over and above the planned development of 2.32 GW Colo capacity, taking the potential of possible data centre capacity to over 5 GW.

With global corporates increasingly seeking to optimize resources, maximize savings, and drive growth, India offers a compelling proposition. During Q1 2024, India continued to witness traction in GCC leasing activity. A significant 5 million square feet (msf) of leasing activity by GCCs, represented 37% of total office leasing across the top six cities. Looking ahead, GCCs are projected to lease between 45-50 msf of office space in the next two years, constituting around 40% of total demand.
