Institutional investment inflows in Indian realty touch USD 1.1 bn: Colliers

Q3 2024 attracted USD 1.1 Bn inflows, 45% higher over Q3 2023. Office segment drove over half of the investments in Q3 2024, followed by residential with 33% share. Domestic investments accounted for 44% of the total investments during the quarter. Chennai & Mumbai cumulatively attracted 57% of the inflows in Q3 2024. Sustained confidence in Indian economy continued to drive institutional investments into the real estate sector, reaching USD 4.7 billion during the first three quarters of 2024, almost at par with the corresponding period in 2023. Following significant inflows in the first two quarters, Q3 2024 too registered healthy investment inflow of about USD 1.1 billion, reflecting a 45% YoY growth.

DLF is India’s most valuable real estate company with a value of INR 2 lakh crore: GROHE-Hurun India Real Estate 100 Report

DLF has emerged as the top real estate company in the 2024 GROHE-Hurun India Real Estate 100, with a valuation of INR 2,02,140 crore. Following DLF, Macrotech Developers holds the second position with a valuation of INR 1,36,730 crore, and Indian Hotels Company ranks third with INR 79,150 crore. Among the top 10 companies, 60% are headquartered in Mumbai, while two are based in Bengaluru and one each in Gurugram and Ahmedabad.

With a wealth of INR 1,24,420 crore, Rajiv Singh from DLF leads the 2024 GROHE-Hurun India Real Estate Rich, followed by Mangal Prabhat Lodha from Macrotech Developers with INR 91,700 crore at the second spot, and Gautam Adani & family from the Adani Realty with INR 56,500 crore at third. Of the top 10 on the real estate rich list, five are from Bengaluru and four from Mumbai.

USD 2.5 billion institutional investment in Indian real estate touches a 3-year high in Q2, 2024

In contrast, with USD 0.3 billion of investments in office assets, the segment witnessed subdued activity in Q2 2024. Although the annual decline was significant at 83%, the QoQ drop was relatively modest at 41%. The surge in industrial & warehousing, and residential investments resulted in a healthy investment volume of USD 3.5 billion for H1 2024 at an overall level, making up for the slow start in first quarter. Foreign investments remained robust, accounting for 81% of the total inflows in Q2 2024, predominantly led by investors from the US and UAE.

Real estate has toxic positivity problem worldwide

A recent report claims current sentiment index score of Indian real estate is 72. I wonder how! Who is going to believe this? Definitely not the home buyers at the receiving end of the builders with delay, default, unmet promises and what not. But this is not an isolated instance of one-odd such report. As a matter of fact, most of the reports by the brokerage firms (in the guise of consulting firms) and other industry stakeholders would like the home buyers to believe that if you don’t buy property now, you would be left behind. This unnecessarily creates a FOMO (Fear of Missing Out) in the minds of the gullible buyers.
