Housing prices in top eight Indian cities saw a steady 3% QoQ growth: CREDAI – Colliers – Liases Foras| Housing Price-Tracker Report Q2 2024

Average housing prices surged 12% YoY; Delhi NCR saw highest YoY growth. Delhi NCR & Bengaluru saw highest quarterly price rise at 16% & 8% respectively. Unsold inventory continued to drop sequentially amid robust demand. Pune saw the highest dip in unsold inventory followed by Ahmedabad and Chennai. Positive home buyer sentiment and steady demand have kept the momentum strong in residential market across major Indian cities. Average housing prices across the top eight Indian cities witnessed a 3% QoQ growth in Q2 2024. Interestingly, quarterly price movements at India level have been almost similar at about 3% for the last four quarters.

Industrial & warehousing demand remains healthy with about 13 mn sq ft of leasing in H1 2024

While 3PL players continued to dominate the demand with about 36% share, space uptake by players from engineering, FMCG and electronics segments was significant with 12-16% share each. Interestingly, both engineering and electronics segments witnessed over 1.7X times leasing activity in H1 2024, compared to the corresponding six-month period of 2023. Going ahead, driven by conducive industry-specific policies and an enabling regulatory framework, diverse segments are likely to propel the industrial and warehousing space demand in India.

The survey showed a trend towards diversification in the office sector, with a preference for expanding portfolios across multiple cities. Apart from the major cities like Bangalore, Hyderabad, NCR, and Mumbai, occupiers are particularly interested in expanding in Chennai and Pune. While gateway cities continue to see growth in office space demand, Pune and Chennai are witnessing a surge in both office leasing activity and new office space supply.

37% surge in high-end property sales in Q1 2024: PropTiger

According to the report’s findings, Q1 2024 marked a discernible shift towards high-end properties among homebuyers. Notably, the share of properties priced at INR 1 crore and above in sales surged to 37%, a significant increase from the pre-pandemic levels of 2019, more than doubling in magnitude. During this period, there was substantial growth (50-55%) in demand observed within the INR 1-5 crore price bracket, closely followed by the INR 5-10 crore range, particularly evident in cities like Mumbai, Gurugram, and Bengaluru. This transition signifies a departure from purely budget-driven decisions towards properties that better resonate with buyers’ lifestyle preferences.

Real estate has toxic positivity problem worldwide

A recent report claims current sentiment index score of Indian real estate is 72. I wonder how! Who is going to believe this? Definitely not the home buyers at the receiving end of the builders with delay, default, unmet promises and what not. But this is not an isolated instance of one-odd such report. As a matter of fact, most of the reports by the brokerage firms (in the guise of consulting firms) and other industry stakeholders would like the home buyers to believe that if you don’t buy property now, you would be left behind. This unnecessarily creates a FOMO (Fear of Missing Out) in the minds of the gullible buyers.

India’s Grade A office space demand projected to cross 70 million square feet in 2024: CREDAI – CRE Matrix Report

Nationwide, market rentals across Grade A spaces continued to increase, nearing the INR 100 per square feet milestone, with an 8.7% QoQ increase in Q1 CY 2024. The disparity between market and existing rental rates expanded to approximately 14%, signalling a robust landlord-centric market environment. Specifically, Bengaluru, Pune, and Hyderabad experienced an uptick in rental rates during Q1 CY’24 compared to the preceding quarter.
