“The word luxury is used very casually. What it is often referred to is the perception of luxury, the way a 12 building row is called township. Packaging is not enough, and a global co-branding alone doesn’t work either. The buyer today is educated and hence a luxury project must have holistic development where the three essential components of luxury living—location, quality construction and lifestyle needs have to be addressed to call the project a luxury one,” says Haval.

Sameer of Sagar Properties agrees that has launched super luxury project Vibe in Pune. He asserts luxury living is not just about the bigger size but also the better amenities and overall neighbourhood. According to him the current craze of calling all the projects with higher amenities as luxury is not in sync with the right sense of the term.

“In my opinion the future belongs distinctly to either mass housing or the high-end. There is a huge market for luxury segment with young population, having money to buy. However, it is not just the large complex that will attract the buyers but the exclusive amenities, neighbourhood and overall ambience,” says Sameer.
