The CP story is very old, one that spans about 50 years or more. It was NCR’s central business district (CBD). It is still probably the CBD. But office space in CP is stagnated. The new business districts such as Cybercity, GCR, Aerocity and GCE are growing at a rapid pace, meeting an enormous demand for commercial office space. Now, it’s a tale of two cities- Delhi and Gurgaon.

2022 won’t be an easy year for the average Indian home buyer in terms of making a conscious decision of buying a house. Occupier interest growing in green office spaces; 75% share in H1 2024
Bengaluru and Mumbai saw the highest leasing in green-certified buildings, accounting for over 50% share in Q2 2024. About 80% of Technology as well as Engineering & Manufacturing firms prefer taking up spaces in green-certified buildings. Majority of the upcoming supply in various construction stages is expected to be green-certified, expanding green office stock to over 600 mn sq ft in next 2-3 years.

While the commercial office sector will dominate Indian REIT listings for the next couple of years, retail and logistics REITs are sure to follow. However, Indian residential REITs remain at best a distant possibility. The draft Model Tenancy Act, 2019 will make rental housing a more attractive investment play – but for Indian residential REITs to succeed as they have in countries like Singapore and the US, rental yields on Indian housing need to significantly surpass the current 1-3%.
