Track2Realty: New residential unit launches across top eight cities declined by 12% y-o-y in 2014 with total launch of 153,000 units. The top three cities of Bengaluru (27%), NCR (17%) and Mumbai (16%) comprised of 60% of the total new launches in 2014, says a report by Cushman & Wakefield.

While most of the debate tends to revolve around how to improve living conditions in the core urban areas, real estate developers in many cities like Pune, Mumbai and Bangalore are now coming up with an entirely new solution – the creation of entirely new satellite mega-cities.
Track2Realty: Cushman & Wakefield in their latest research on the residential markets of India have reported a drop in total residential units launched in 3Q 2014 (July – Sept.) of approximately 21% as compared to same time last year.
Track2Realty: It is going to be quite a hard sell for the real estate developers this festive season as a huge increase of 30% quarter–on–quarter in 2014-15 in new launches in the residential segment met with inventory further going up by 6.7% in the same period, according to an ASSOCHAM recent paper.
Track2Realty: US-based realty firm Hines has announced a tie-up with a global fund to invest US$ 250 million (over Rs 1,500 crore) in various housing projects in India.
Track2Realty: “To give the much needed fillip to Real estate and infrastructure sector in India, ‘Renegotiation’ clause should be inculcated while awarding the Public Private Partnership (PPP) Projects to industry. This would help remove the major impediment to PPP projects, i.e the huge gap in the government’s mind set on one hand and the aggressive and ambitious strategies of the private sector on the other”,
Track2Realty: In marked contrast to other cities, the dynamics of luxury housing in Mumbai have changed dramatically over the last decade. Delhi, Kolkata and Chennai continue to have location-specific premiums, which have risen consistently.
Track2Realty: Residential property in India has evolved into an asset which individuals hold for multiple purposes, not merely self-occupancy. Individuals now seek homes either for investment purpose, or for weekend stays and ‘lifestyle accommodation’. It is therefore apt to look at residential projects on the basis of the profile of individual buyers.
Track2Realty: An increase in the number of enquiries for residential properties has been seen across the major cities. However, transaction volumes have not improved much. Restricted sales transactions were observed in major cities like Mumbai, Delhi, Gurgaon and NOIDA during 1Q 2014, as per a report by Colliers International.
Track2Realty: Godrej Properties has added a new project in Sector 79, Gurgaon to its development portfolio. The land parcel measures 17.4 acres and the project will be developed as a premium residential housing project. The expected saleable area in the project is .15 million square meters (1.6 million sq. ft.).
