Track2Realty Exclusive: A property analyst new in the Gujarat market wondered, “If Ahmedabad is not about satellite living, how come Bopal is a property hotspot?” Well, the curiosity is not without valid reason. Bopal is a classic case of a satellite town in which defies the conventional concept of satellite townships. Bopal has been witness to a massive growth in infrastructure the last 5 to 7 years, and that makes it look like the extension of another property hotspot in Ahmedabad itself.
The malls, multiplexes, a BRTS route that is being built and would go to the Sun City cross-roads in Bopal, all indicates Bopal is on an infra high. This route includes a direct line from the Shivranjini cross-roads to the Bopal roundabout.
Suncity Township on Sardar Patel Ring Road, Safal Parisar-I and II, Maruti Nandan Villa-I, Bopal 444 and Aarohi, Amramanjri Bunglows, Basant Bahar, Shyam Villa – II, Sureel Willows etc. are some of the signature names in this township.
In the last few years around 2005 many new properties have come up on Basant Bahar Road itself (Some people call it Gala Gymkhana Road). Village Ghuma and Bopal are very close – it is hard to differentiate.

The state-of-the-art Krishna Heart Center is also located in Ghuma. Ghuma Village has a beautiful lake and lots of temples too. Sureel Willows is the only 5 storied mid rise residential apartment scheme located near Krisha Heart.
Drainage line used to be a big problem but now local authorities AUDA have completed drainage facilities and most of the properties in Bopal are now connected with drainage line. Also Rain Water pipe line is almost on completion. AUDA also initiated to widen the roads in Bopal along with the BRTS route up to Sun City, for which work has already been started and is near completion.

The main road connecting Ghuma and Bopal with S.P. Ring Road nowadays observes very high traffic during office hours in morning as well as evening.
In terms of price, it is relatively on the higher side compared to its being a satellite township. The society apartments are modestly priced between Rs. 3000 per sq feet to Rs. 8000 per sq feet, depending on the project, amenities and the location. Plots are also available in this market ranging between Rs 26000 to per sq yard to Rs. 18000 per sq yard.
