Track2Realty Exclusive: Some of the developers maintain that it is more about the mindset change than technology in Indian real estate which needs to be handled.
Atul Modak, Head of Kohinoor City believes it is a process which will take some time but eventually we are moving in that direction. Some even accept that at present India is far behind in global standards but exudes confidence that it will not be too far, especially in metro cities, as new generation is more techno savvy and environment conscious.
“Cost of construction is definitely a major issue and then smart buildings have a symbiotic relation with smart cities, which is non-existent in India. However with the change in outlook, exposure and demand, Indian real estate projects are moving in direction of smart development. Smart buildings as a philosophy makes sense in all the upcoming projects whether integrated townships or any other project. The importance of it is slowly but surely gaining momentum,” says Modak.
The real estate fraternity in its collective consciousness seems to be unanimous that they are just one of the components in the overall urban intelligence and their offerings in smart buildings makes sense only when the city moves in that direction in totality.
And for this everybody agrees that policy intervention and intelligence in smart master plan is needed. Are the policy makers up to this challenge?
