Gujarat realtors to continue protest on Jantri; round 2 discussions on April 14

Even after their talks with the Government on Monday they have announced that they will continue their protest by not executing any sale deeds till May 5. The second round of discussions will take place on April 14th.

The builders, associated with Confederation of Real Estate Developers Associations of India (CRDAI and Gujarat Institute of Housing and Estate Developers (GIHED), maintain that the revised jantri was impractical and will have negative impact not only on developers and home buyers, but also on farmers. The developers reasoned that buyers will not only be burdened with additional stamp duty, but will also have to bear various central government taxes, including capital gains tax.

The real estate developers, on Monday, met a group of senior ministers and held talks on the contentious issue of revised jantri rates. Around 40 leading developers from across Gujarat met a group of senior ministers comprising revenue minister Anandi Patel, urban development minister Nitin Patel and industries minister Saurabh Patel, at Nirman Bhavan in Gandhinagar.

During the meeting, which lasted for more than an hour, the builders represented their contentions about the revised jantri, which has been implemented from April 1.

Emerging from the meeting, Jaxay Shah, Vice President of CREDAI, said that they placed the various anomalies in the revised jantri before the group of ministers.

“Jantri is a complicated issue, and cannot be resolved in a day or two. But, the ministers were quite positive on the issue, and we are likely to have another meeting with them in the next two to three days,” Shah said.

Talking to reporters, industries minister Saurabh Patel, said “The state government is positive about the issue. We will study the various jantri related issues the developers have pointed out, and call them for talks.”

GIHED president, Suresh Patel said that they were able to communicate to the ministers that the proper procedure of preparing jantri was not followed, which is why there were widespread anomalies in the new revised jantri.

“We are going to hold another round of talks with the government later this week. We are confident that the government will understand the situation and come up with a remedy,” said Patel.

However, the builders have decided to continue their protest by not executing any real estate sale deeds till May 5. “We have decided to continue with our protest even as talks take place with the government over the issue,” both Shah and Patel said.
