India’s urban housing today could at best be described as a soda bottle syndrome where the constant rural push to the select few urban centers could explode at any given point of time. It is not that the policy makers are unaware with the growing population and its dependence over the metro cities. As a matter of fact, when the country’s first planned city, Chandigarh, came into existence as a horizontal city that could cater as the capital of both the Punjab and Haryana State, it seemed to be independent India’s first tryst with organized urban planning in general and its housing solution in particular.

Only 4.3% of overall urban housing shortage met with PMAY

Housing Shortage in the urban areas is particularly high in Economically Weaker Sections (EWS) at 10 million units, followed by 7.4 million units in Lower Income Group (LIG).Until now, Central assistance to the tune of INR 13,583 Crore has been released and Interest subsidy of INR 1,859 Crore has been credited. Under the PMAY(U) scheme ( as per 8thJuly 2018 release by Ministry of Housing and Urban Poverty Alleviation, Government of India), 51 lakh units have been approved, 28 lakh units have been grounded and only 8 lakh units have been completed.

NAREDCO-KPMG releases report on “Bridging the Urban Housing shortage in India”

Track2Realty: India’s urban housing shortage is estimated at nearly 18.78mn households in 2012. By 2050, 900mn people will be added to Indian cities. The rapid pace of urbanization owing to the rural–urban migration is putting a strain on the urban infrastructure in these cities, indicates the KPMG – NAREDCO study on Real Estate and Construction industry, “Bridging the Urban Housing Shortage in India”.

About 20 mn sq ft of industrial & warehousing leasing in 9 months, at 17% YoY growth

During the first nine months of 2024, large deals (>200,000 sq ft) accounted for about 40% of the overall demand. Although a vast majority of these larger deals came from 3PL players, Engineering and FMCG segments also saw considerable large-sized deals. At the city level, industrial and warehousing space uptake in Delhi NCR was also driven by large sized deals, a marked deviation from 2023, wherein leasing activity was dominated by small sized deals. Almost 50% of the deals in the first nine months of 2024 were large sized in Delhi NCR.
