The new business districts such as Cybercity, GCR, Aerocity and GCE are growing at a rapid pace, meeting an enormous demand for commercial office space. Now, it’s a tale of two cities- Delhi and Gurgaon.
Mumbai’s Dharavi, one of the largest slums in Asia, has been an area of contention for almost two decades now. For all its revelations, the recent blockbuster film ‘Kaala’ only underscored what Mumbaikars, human rights activists, urban planners and real estate developers have known for decades – there is no simple formula for unravelling the complex Dharavi equation.
Developers operating in the redevelopment space are bullish that their area of specialisation does not have a saturation point or over-supply at any foreseeable future. Analysts believe the land crunch constraint that the city faces since many years can be solved only through massive redevelopment.
When one develops a slum, for instance, and even if 20 per cent of land is given for commercial use as incentive in the bargain, it is a deal for the developer. After all, in the space starved city like Mumbai even a small chunk of land in any of the prime location is a rare commodity. The question is if such a business dynamics is a feasible model, why did the developers shied away from making the best of it so far.

Immediately after the earthquake in Delhi-NCR a builder sends a group WhatsApp message that says: Our project in Noida is NCR’s 1st and only earthquake resistant structure with seismic zone V compliance approved by IIT Bombay. Possession next month.” It does not go down well in the collective consciousness as an impression gains ground that the developers are evaluating the opportunity cost in times of a natural calamity. This message nevertheless raises more questions than it tries to answer that the given project is earthquake complaint.
