Indians prefer ready-to-move house; find new launches risky

While buying a house majority of the Indians have now matured to pay for ready-to-move property than a castle in the air. No wonder, despite the high appreciation potential, the new launched projects have few takers and there is hardly any market for a pre-launch offer. Thanks to the poor delivery of the real estate developers, unmet commitments and execution risk involved, at least the end users are not interested in new launches anymore.

Prices of under-construction projects increase 15.2% QoQ across top 13 cities: Magicbricks Propindex Report (April-June 2024)

Between April and June 2024, residential supply witnessed the highest growth rate in the last 24 months, driven by the increasing availability of under-construction properties, shared the recently published PropIndex Report (April-June 2024) by Magicbricks, India’s leading real estate platform. According to the report, the supply of under-construction properties has increased by 11.7% QoQ, while prices have risen by 15.2% QoQ between April-June 2024. This surge has resulted in prices of under-construction properties surpassing those of ready-to-move properties in several cities such as Gurugram, Mumbai, Noida and Thane.

Unsold ready to move inventory poses greatest threat to realty

Isn’t it ironic that in a housing market like India where the predominant demand is for ready to move houses, this segment too has a record unsold inventory standing. As per the statistics, out of the total 7.85 lakh unsold inventory, nearly 20 per cent are ready to move. Mind you! We are only talking about the top 8 cities of India. A cumulative figure of pan-India unsold ready to move housi9ng inventory would look even more scary.

COVID-19 derails affordable housing growth in 2020, ~ 6.1 lakh units impacted in Top 7 cities

There are altogether over 6.1 lakh affordable units under construction across the top 7 cities, of which NCR and MMR alone account for nearly 59% – or 3.59 lakh units. These units were launched between 2013 to 2019. Both cities together also have a 57% share (approx. 1.34 lakh units) of the overall unsold stock of 2.34 lakh units in the budget homes category. (Unsold affordable stock consists of both under-construction and ready-to-move homes.)

The ‘real’ deal in festive season 2019

The festive season has traditionally been an active period for real estate sales as many buyers consider Navratri and Diwali an auspicious time to buy property. Like in previous years, developers this year have sweetened property deals – some up-front discounts, or more commonly 0% GST (which is in any case not charged on ready-to-move properties), waived stamp duty and registration charges, free reserved car parking, modular kitchens, etc.
